Type                            Flat Roofing

Duration                   14 weeks

Manufacturer          Bauder

Scope:

This was a 14 week follow-on from an earlier 11 week roofing project we completed. The roof over the school’s main hall, language, science block was in a poor condition and leaking due to a general breakdown and deterioration of the main roof waterproofing, the upstands and the perimeter edge details. The works included the renewal of flat roof coverings and the installation of new rooflights together with other associated works including the erection of scaffold access towers and temporary perimeter handrails and edge protection to all roof areas. The school was fully occupied during term time and therefore key elements of the work were identified as high risk and had to be completed during holiday periods – these works included scaffold erection / dismantling and the removal of old rooflights / installation of new rooflights.

During the lead-in period, a detailed programme of works was prepared and agreed with the Client and was used throughout the project to report planned v. actual at Client meetings. Given the time of year (Autumn) and the Clients decision not to have a temporary roof, the programme took into account down-time due to likely inclement weather. Short-term, weekly programmes agreed between the Acclaim Site Supervisor and the school’s Premises Manager provided early notice of intended works in and helped to ensure on-time delivery of each roof. Similarly, the school’s Premises Manager notified our Site Supervisor of any areas that could not be worked on well in advance so that resources could be allocated elsewhere on the project and down-time was minimal – e.g. examination timetable.
